Every year I compile real estate statistics for the Downbeach area (Ventnor, Margate, Longport) & Atlantic City, and compare them to the previous year.1  I recently ran the 2010 real estate numbers in anticipation for the end of the year,2 anxious to see if the market was really as bad as most people are complaining it is.  I was quite surprised with what I found based on all the negative noise about the market.

I compile my reports in two ways.  The first report takes all sales in a specific town/city and lumps them into one number for average sales price3, median sales price4 and number of units sold.  This is a big picture, broad look at the market.  The second report breaks down the sales into much more defined categories for the different geographic areas such as 1, 2, 3 etc. bedroom condos, 1, 2, 3 etc. bedroom single family homes, commercial, and land.  It is a much more in depth, detailed look at how a specific type of property sold in a specified time frame. TRENTON – The state Senate voted on November 22, 2010  to amend two landmark bills that would outline the future of Atlantic City.

The Senate had been scheduled to vote on bills that would create a district around Atlantic City’s casinos and major tourism areas, which would be managed by the Casino Reinvestment Development Authority (S-11) and would move casinos regulatory powers from the Casino Control Commission to the Division of Gaming Enforcement (S-12). That bill would alter about 250 casino regulations.

However, the Senate had to put off votes today because bills can’t receive final votes immediately after being amended on the Senate floor. The amendments to both bills were approved unanimously.

Under the changes, a group of casino executives known as the Atlantic City Alliance would partner directly with the Casino Reinvestment Development Authority to undertake a five-year national tourism marketing program.

Major changes to the bills include canceling a proposed tax break for casinos on complimentary vouchers. That move would restore close to $8 million in Casino Revenue Fund taxes for senior citizen programs. The amendments also create an advisory commission within the CRDA and maintain the Atlantic City Convention and Visitors Authority and the Atlantic City Special Improvement District as divisions of the CRDA, rather than abolishing them. Please tell us what you think.  Can the new HBO Series, “Boardwalk Empire” revive Atlantic City?  Certainly the show will add excitement and intrigue about America’s Playground.  Hopefully this new show will bring tourists into the area who will enjoy Atlantic City the way people did in its early start…for it’s beautiful beaches, great hotels/resorts, fine restaurants and fabulous entertainment.

The response to the show has been so positive that HBO has renewed the show for a second season.

Sunday, Sept. 19th’s 9 p.m. premiere averaged 4.8 million viewers to score HBO’s largest premiere of any program in more than six years, according to a release issued by the channel. Additional airings at 10:15 and 11:30 p.m., brought the show’s numbers to a combined 7.1 million viewers for the night.

The night of the premiere, resort historians and residents gathered in a Caesars Atlantic City theater to watch the premiere of the new television series “Boardwalk Empire.” They yelped and applauded when the lights dimmed and the familiar HBO static screen came up and sat rapt throughout.

(Atlantic City, NJ, August 17, 2009) — Atlantic City Air Show - 4 Fighter JetsAs Atlantic City (www.atlanticcitynj.com) counts down to the 2009 “Thunder Over the Boardwalk” Airshow on August 19, a recent study commissioned jointly by the Atlantic City Convention and Visitors Authority (ACCVA) and the Greater Atlantic City Chamber (GACC) shows that the popular event is also a crucial economic generator for the area.

Based on a study conducted by the Center for Regional and Business Research (CRBR) at Atlantic Cape Community College, the 2008 Airshow resulted in an estimated $56.6 million in overall regional economic activity which creates 619 regional jobs and $16.3 million in earnings. Read More→

ACES High!

I had been anxiously waiting to hear, “All Aboard…next stop Atlantic City”!  Finally at 2:30pm on Friday February 6th, it was not that exact quote that I had anticipated but never the less, I was excited to be on the inaugural run of the ACES (Atlantic City Express Service).

The new “ACES” as it is so cleverly referred to is a new train service being offered from New York City (Penn Station) to Atlantic City with one brief stop in Newark.  So I heard what I had come to hear, just a little while after we had departed New York and was now leaving Newark’s Penn Station.

Direct Train Service from New York City to Atlantic CityIt is finally here! Direct train service from New York City to Atlantic City.  This has been in the works for a while but will be up and running on February 6, 2009.  This is great news for Atlantic City because it will help bring New York City gamblers (and their money) into Atlantic City. The train will also give the casinos the chance to further tap the New York market and woo younger, free-spending gamblers to a city that’s reinventing itself from a low-rolling daytripper town to a more affluent overnight tourist destination.

Trains run Friday, Saturday and Sunday leaving Penn Station and Newark Penn Station multiple times during these days.  The fare for travel is $50 for one way coach and $75 for one way first class travel.  Read More→
